    Meet the Team Founder & Director Richard Hunter MRICS Richard is the founder of Hunters Property Investment. He has 35 years of experience in the property industry and previously was Director of Hunters Chartered Surveyors and Senior Director of ING Real Estate and is a member of the Royal Institute of Chartered Surveyors and the Chartered Surveyors Livery Company. ​ ​ Richard specializes in Property and asset management, Direct Property Investment in UK and Indirect Property Investment across mainland European markets. He has advised many of the leading and largest Norwegian and Danish Institutions since 1981. Director Saskia Hunter MRICS Saskia is a Director at Hunters Property Investment. After training as a Warfare Officer for the Royal Navy, Saskia retrained and became a Chartered Surveyor and is a member of the Royal Institute of Chartered Surveyors. ​ Saskia specializes in Property and Asset Management and Direct Property Investment in the UK.     Services Established in 1981 as a firm of Chartered Surveyors, helping businesses make better property decisions. Property Management Rent Collection Hunters demand and collect all property rents; Using RICS approved Client accounting systems, rents are collected on a monthly or quarterly basis on behalf of clients and tenants. ​ Service Charge Manage and collect service charge: Providing accounts and managing sites on behalf of tenants and landlords. ​ Accounts Full Client reporting: Including quarterly accounts, loan repayments, Preparation for VAT returns. Having an understanding of Danish tax restrictions, means providing an effective asset management advice for the benefit for the investors. Working with Capital Allowance experts means being able to provide advice and reclaims where appropriate. ​ Insurance Providing comprehensive insurance on behalf of tenants: using competitive terms and reporting systems to ensure adequate cover is provided and premiums collected. ​ Client Reporting Quarterly financial accounts, and quarterly management summaries sent to clients and annual in-depth reporting and interim reporting where necessary. Asset Management Banks Maintaining communication with banks in order to satisfy that property is being well managed and interest covenants are being met and minimise disruption due to market conditions over Loan to Value covenants. Investment We have very extensive and hands on experience of the investment market in its widest sense. We have invested for in house Pension Funds (which have all been well above performers, as measured independently), numerous Danish and Norwegian Pension Funds, Insurance companies, and Property Companies, acting as their ‘London Office’ and eyes and ears and also acting for a number of UK Private Clients. We have advised on the purchase or sale, of Portfolios up to £100M, individual office buildings of £55M, and every type of property from Business parks, Industrial, Leisure and City Centre offices. We have purchased or sold in most geographic locations, from the north of Scotland, to many northern locations, to London, the South East and the South West. This service will include: Collection of all rents and reporting to the client or their bank as required Preparing VAT reports and liaising with the accountants Reporting to the client on any asse t management issues: such as tenant breaks, dilapidations 24/7 Helpdesk :This is raising all reactive call outs for site, logging the call outs on our system and following up with contractors to ensure they are attended too. We also log any service query reports from tenants and raise with the appointed contractor to ensure. PPM ( planned preventative maintenance) dates for servicing and working through risk assessment action points that are uploaded onto Meridian. This includes, H&S, Fire, Asbestos, Legionella and insurance inspections. FM Compliance: This is managing and tracking all of the FM Contract Management Tendering contracts, meeting on site with contractors to review KPIs, carrying out FM inspections and reporting back to contractors findings from the inspections. As we would be a new managing agent to the client, we would suggest a 6 month break of contract so that they are not obligated to carry on with our services if they are not happy. Our fee is on collection of all the rents. We can have meetings at the clients request which can be weekly, monthly, quarterly etc. The client would only ever deal with the 3 main principals in the office and not an ever changing rota of staff.
